About XCL Unlimited

XCL Unlimited and XCL Construction are a culmination of over 32 years of experience that we have in the Construction field. I have worked for a handful of General Contractors as a Construction Manager and Operations Manager, gaining valuable knowledge and relationships along the way. Prior to opening XCL, I spent 8 years as part of a Development team for Tim Hortons Restaurants, running the construction for NY State including the 5 boroughs.

XCL currently covers all of New York State and is a Licensed Contractor in Pennsylvania.

XCL Unlimited has been in business since 2010 and we opened the GC end XCL Construction in 2015.

I have put together a team behind me to gear up for the growth that is occurring through our approach of supplying services to diverse Construction Market Segments.

XCL has received Certification from both NY State and the Federal Government as a Service Disabled Veteran Owned Business. With this certification as an SDVOB XCL has an opening into a market segment that has a large shortage of qualified Contractors to perform the work.

Construction Services

CONSTRUCTION PHASE / CONSTRUCTION MANAGEMENT Part 1

Provide ongoing coordination between Architect, Engineers, Municipality, Inspection Authorities and Client throughout the entire life of the project.
Create and monitor schedules
Hire and coordinate third party inspections where required.
Provide value engineering throughout the life of the project.

Review all contractor and vendor proposals.
Review initial schedule of values from contractor or subcontractors
Perform review monthly of contractor payment requisitions
DAILY coordination and communication with Project Superintendent
Monitor contractor / subcontractor performance
Ensure Safety Standards

Ensure Code Compliance
Ensure complete adherence to Contract Documents
Provide daily support to entire team, Provide client updates
Provide daily logs and photos
Provide cost controls and manage changes
Perform site visits as required during the construction period to review contractor performance and adherence to schedule.

Utility provider follow-up.
Health Department follow-up.
Ensure adherence to schedule of all necessary inspections prior to C of O.
Coordination of delivery of closeout documentation by contractor, sub trades and vendors.
Coordinate receipt of all necessary information for Certificate of Occupancy

Management and Pre-Construction Services

PRE-CONSTRUCTION PHASE

Assist in engaging services of a registered Architect / Engineer
Site inspection to review and access current site conditions.
Plan review and Value Engineering Comments
Assist Client and Design Team during design process
Preliminary Budgets
Preliminary Construction Schedules
Provide Detailed Bid Proposal
Permit Application and Acquisition

XCL meets with Client and/or Design Team on prospective site.
Evaluate existing layout, M. E. P. infrastructure and overall site conditions utilizing preliminary SK Drawing provided by design team Architect or Civil Engineer. This is a crucial meeting to determine if each site warrants further spending on design or due diligence with the Municipalities.
Preliminary Code review to assure property is a candidate for the intended use.
Assist owner in preliminary review of lease documents prior to signing LOI.
Initial contact with Health Departments and Municipalities to verify feasibility of each location for project use.
Secondary Site Visit with Plumbing and Electrical team to finalize infrastructure inspection.

Investigate plumbing service and evaluate Waste connections with camera inspection of existing waste lines
Evaluate current conditions of Electrical Main Service and Distribution
Document Current HVAC and distribution
Provide or assist, in reporting findings to Client and Design Team, the data to be utilized in creating Permitting and Construction Documents.

XCL meets with Client and/or Design Team to create budgets.
Prior to soliciting Sub Trade bid proposals, XCL assists Client in preparing preliminary budgets which can be used during the bid and scope buyout phase.
Utilize the data gathered to compare Pro Forma budgeting to current industry pricing. Intent is to identify any discrepancies in the project, as early in the process as possible.
Utilize information to assist in the Value Engineering process.

XCL meets with Client Team to create Bid proposal.
Compile bid documents to be distributed to Contractor/Subcontractors and Vendors.
Create bid form to be utilized by contractors to identify individual line items. This will maintain continuity in the pricing proposals and will assist in the review process.
Ensure there are no overlaps in project scope or omissions by contractors or vendors.
This proposal acts as a check and balance for XCL and Client verifying all scopes of project are covered.

XCL will lead client through the contract phase with Contractor/Subcontractors and vendors.
Assist Client in the creation of individual scope sheets to be included in subcontracts.
XCL does not provide legal advice but can assist in review of owner’s contracts.
XCL will assist Client in the review of all contracts/subcontracts to ensure all aspects of the contract documents is covered in each perspective contractor or vendor bid.
